How did Carlow Property Management LLC start?

In 2019, a family member from out of state presented us with an incredible opportunity: to manage — and completely renovate — a beloved property that had been part of our family for many years. Without hesitation, we dove headfirst into the project, not knowing it would become one of the most meaningful journeys we’d ever take.

The road wasn’t easy. As the COVID-19 pandemic began to unfold, we faced supply shortages, delays, and the uncertainty that touched every corner of life at the time. It often felt like the world was standing still — but with a bit of faith, a lot of hard work, and the help of some amazing people, we pushed forward.

The renovation became a true team effort. Mistakes were made, lessons were learned, and countless hands helped bring our vision to life. That’s what makes this cabin so special — it’s more than just a building. It’s a place shaped by love, resilience, and community. Today, it welcomes guests from around the world, and knowing it brings joy to others is the most rewarding part of all.

To this day, this cabin remains the property we are most proud of. Not only did we revive a cherished piece of our family’s history, but we also discovered a deep passion for property management — a journey that transformed from a one-time project into a full-time calling and lifestyle for our family.

This work is more than a job to us — it’s a labor of love.

How do you determine the rental price for my property?

When determining rental rates, we consider our client’s income goals while carefully analyzing current market trends and comparable properties in the area — including homes of similar size, style, and condition. Our aim is to set a competitive rate that balances profitability with tenant appeal.

What if this isn't the right fit for me?

At Carlow Property Management LLC, our goal is always to provide exceptional service and build great relationships with our clients. But we also understand that not every partnership is the right fit — and that’s okay!

If you ever feel that our services aren’t the right match for your needs or you’d prefer to take your property in a different direction, we completely respect that. We believe in parting ways with professionalism and kindness — no hard feelings, just mutual understanding.

How often will I receive updates or reports on my property?

Clients receive detailed monthly reports for both short-term and mid-term rental properties. For long-term rentals, reporting frequency can be customized — whether monthly, quarterly, or annually — based on each client’s preferences and needs.

Can I block off dates for personal use of my property?

Absolutely! Many of our clients live out of state and use their vacation homes as short-term rentals while still enjoying them for personal getaways. We’re happy to support both goals.

To ensure everything runs smoothly, we simply ask that you notify us as early as possible with any dates you'd like to reserve for personal use. You will also have access to the booking calendar, so you can easily check availability at any time.

Planning a last-minute trip? No problem! If the dates are open, just send us a quick message — we’ll block them off for you right away.

What are your rates?

Management Fees

Short-Term & Mid-Term Rentals:
15% of each rental.
Long-Term Rentals:
15% of monthly rent.
Maintenance Coordination Fee:
If we need to hire outside contractors for maintenance or repairs, an additional 10% coordination fee will be applied to those service costs.

Cleaning Fees

Short-Term Rentals:
A cleaning fee is charged for each stay. This fee is paid directly to us and covers:
- Professional cleaning service
- All cleaning supplies
  Short-term stays require detailed cleanings to meet guest expectations.
Owner Stays:
If a cleaning is needed after an owner visit, a discounted cleaning fee will be applied and billed separately.
Mid-Term & Long-Term Rentals:
Move-out cleanings are required and priced based on:
- Size of the home
- Condition at the time of departure
  These cleanings are more in-depth than standard turnovers. Rates will be discussed with you ahead of time.

Can I hire my own cleaner?

For mid-term and long-term rentals, the answer is yes — we do handle cleaning services, but if you have someone else in mind that is perfectly fine. For short-term rentals, we have a specialized checklist that must be followed to ensure high standards. We work with our own team of trained and experienced cleaners who are familiar with the unique needs of short-term properties.

What does my property need for short-term rentals?

Let’s face it — stained sheets, missing towels, and the occasional broken mug are all part of the rental game. The key is finding a balance: you don’t want to overspend on constant replacements, but you also don’t want to offer stiff, low-quality linens to your guests.

That’s why we’ve curated budget-friendly, guest-approved options that combine comfort, durability, and style. These are just our recommendations — there’s no pressure to purchase anything we suggest. But we hope it makes stocking your rental just a little easier!
